Introduction

Whether it’s converting a rental building to market housing or commercial use to residential, S&P brings the experience and know-how from selling more than 2,000 condominiums that started their lives as something completely different.

The Electra

When Harrowstone Investments looked at their options for this underperforming commercial asset, they concluded that the highest and best use was to convert their 210,000 sq.ft. building from office space to urban condominiums.

Working with Cliff Bowman, Sid and Pete’s team was asked to sell the former B.C. Hydro building in the fall of 1993. The marketing strategy called for a “suite of dreams” display and a high-powered co-op broker program. Using their proprietary method of exhibition selling, all 242 condominiums were sold-out in a single day, breaking a sales record for Vancouver.

The Timberline Lodge

Whistler’s first hotel-to-condominium conversion was launched in the summer of 1995. Working with Trilogy Developments Sid and Pete assisted in the redesign of the hotel rooms to match residential use and prepared a program to properly represent the revenue potential of this lifestyle investment.

Their strategy of being the first company to actively market to the local Asian market paid off with 70% of the building selling during the launch with the balance being sold out within two months.

The Murchies Building

S&P took great pride in contributing to the transformation of Vancouver’s Yaletown from warehouse district to city chic with the conversion of the Murchies Building to urban lofts.

In 1996 S&P worked closely with Norwood Developments in the programming of the product mix, interior design and project positioning. The implementation of a highly targeted tempo marketing strategy resulted in all 55 units pre-selling in a six-month period and prior to occupancy.
